George M Baranowsky Biography (1978-)

Real estate advisor and solution provider:  George Michael Baranowsky, born  March 20, 1978, in Milford, Connecticut, the second of four children of George M. and Mary E. Baranowsky.  George Baranowsky Sr. was an owner of a real estate and mortgage brokerage firm who came to specialize in middle to low income housing in the New Haven and Fairfield Counties of Connecticut.  George Baranowsky was an innovative, well liked, and vigorous youngster.  He worked with his father after school hoping the responsibility would guide his liveliness in a constructive conduct.  Socially, George did well with his teachers and peers but academically he struggled until he graduated in 1996.  Apposed to enter a University, he chose to accept a job with a Nissan auto dealership in January of 1997, by the end of February he was one of the top earners for the sales department.  For the next 8 years he accelerated and was promoted all the way to General Manager of the Infiniti division.  In 2005 he accepted a job as G.M. for a Handi-Van company Ride-Away and this lead him to New York with a revelation.

Baranowsky seems to have been strongly influenced by his father in his decision to make a career in real estate.  In 2005 George moved his residence to Manhattan, where he became familiar with many influential people. Convinced of the economic opportunity in the city, he became involved in the non-for-profit world, he and now partner Renee Bueller were able to start L.E.S. Group Inc. in June 2007.  The basis of the company is to help the elapsed population find appropriate living environments.

In August of 2007, L.E.S. Group Inc. obtained their first major contract.  A property management company from Brooklyn NY purchased 596 town homes in the Atlanta, GA. area.  Putting their skills, contacts, and hard work to use they were able to take this project from a loss and into profit within a month.  In the first 30 days Baranowsky had almost 60 units rented and over $45,000 in much needed monthly revenue.  They continued to work till the end of January 2008, by then they had the property managers fully trained and systems in place to have it self supporting.

As a result of the success on the Atlanta project, word got out of Baranowsky and L.E.S. Group Inc. for their ability to take a building from uninhabitable to filled and thus new clients created.  Before the first year in business they had effectively rented over 150 units and filled 15 buildings.  Subsequent to working on filling client’s properties and working with non-for-profit agencies as a nonstop source, the market changed.  Now having a demonstrated track record in filling the buildings it was time to modify the business sculpt with REO’s and SRO’s.

With a poor economic climate on the horizon it was time to strike, the properties were less complicated to get to and the prices on a sliding crash, it was time to work on “start to finish projects”.  Baranowsky then looked to make the company yet more diverse with ready complete buildings.  At this time they took a building and worked the transaction from basement up.  First was the acquisition, then the organization to fill the property, after that functioning with the financial side of the firm to maximize all the revenue with the best tax strategies obtainable?

It is at this point he is in the development of taking the company to the next stop on the journey, ownership.  Having first hand comprehension and lucratively completing projects it is in the company’s best concentration to raise capital to build L.E.S. Group Inc. as a company with assets and as a leader in low income housing.  This road has been long and winding but it’s not close to running out of pavement for George; his aspiration is to take it across the county.
